That spread matters when comparing bids: a quote based only on the median leaves you exposed if the driller needs to continue deeper. Ask how additional footage, casing and changes in ground conditions will be billed.
The county's mixed sedimentary and alluvial ground does not produce a uniform drilling depth. The reported 90th-percentile depth is 310 feet. Permits also use broad aquifer labels: 7,429 fall under unnamed / fractured-bedrock aquifer, while others explicitly name the unconfined San Luis Valley aquifer. That broad category is not proof of bedrock beneath your lot. Nearby completion logs are a better guide to the material and water-bearing zones a driller may encounter.
The median reported pump yield is 15.0 gpm, with the middle half at 12.0-50.0 gpm. Those figures come from 2,205 records, not every permitted well. They also cover different uses: irrigation appears on 26% of county permits, so this is not a household-only yield sample.
Only 1% of reported yields are under 1 gpm, and 3% fall in the 1-5 gpm category. Low production is a small share of the reported sample, but it can still control a purchase. A low-yield well may need storage and careful demand management. Even a strong recorded yield is not a current performance guarantee or permission to irrigate. Have the existing well tested for sustained pumping and recovery, and confirm that its DWR permit allows your intended use.
Static water level is reported for 493 wells. The median is 29 feet below the surface, and the middle half is 12-69 feet. This is the resting water level, not total well depth or the level reached while pumping.
The decade medians suggest deeper water levels than in the early records: 12 feet in the 1960s, 15 in the 1970s and 20 in the 1980s, compared with 31 in the 2000s, 28 in the 2010s and 30 in the 2020s. That supports caution about long-term availability, but it is not a continuous decline or a same-well monitoring study. Different wells and locations can influence each median. For a purchase, look for repeated measurements from the actual well and ask about pumping drawdown and recovery.
The county has a long drilling record. Permits issued include 1,518 in the 1990s and 1,670 in the 2000s, followed by 725 in the 2010s and 697 in the 2020s. The newest permit year is 2026, so the current decade is incomplete. Permit issuance should not be read as a count of completed or currently operating wells.
The most active drillers in these records are Valley Pump Company (Self, Clinton L.), with 1,017; Irrigation Engineering & Supp. (Burk, Coy), with 416; and L D Spencer Drilling And Pump (Spencer, Lonnie D.), with 391. These are historical record counts, not confirmation of present availability. When seeking a bid, ask about recent work near your parcel and experience with the aquifer identified in neighboring logs.
The local cost model uses $50-$75 per foot for mixed sedimentary and alluvial ground. At the 100-foot median depth, that puts the drilled hole around $5,000-$7,500. A finished well with pump, tank, trenching and electrical is modeled at $11,000-$19,500.
Treat that as a planning range, not a parcel-specific quote. A deeper completion, difficult rig access, additional casing or a longer utility trench can change the scope. Ask the contractor to separate drilling from casing and grout, pump equipment, testing and site work. Confirm what happens financially if the initial hole does not produce a usable supply. Around South Fork or on a lot outside Monte Vista, the actual access route and distance to the house need to be priced rather than assumed.
The environmental inventory lists 19 PFAS sampling/contamination sites, 8 historic mine features and 5 EPA Superfund/cleanup sites within about 10 miles. These are screening flags, not evidence that a particular well is contaminated. A PFAS sampling location does not necessarily indicate a detection.
Before buying, arrange laboratory water testing and use the parcel's location and nearby site records to decide whether additional contaminant testing is warranted. Inspect the wellhead, casing and available grout documentation; surface drainage and a sound sanitary seal matter. For construction, lay out the well, septic system, house and access together, with required setbacks confirmed before excavation. Reported yields cannot establish the risk of a dry hole on an untested lot. Keep that uncertainty separate from the county's generally favorable reported production.
Start with the exact parcel, not the county median. Compare nearby depth, aquifer and yield records around Del Norte, South Fork, Monte Vista, Alpine or Gerrard. Favor records from comparable ground, and read the completion details rather than relying on map proximity alone.
For an existing home, obtain the DWR permit, completion log, pump information and current water test. Confirm the authorized uses: domestic/household use appears on 59% of county permits and stock use on 19%, but those county shares say nothing about your permit's allowances. For vacant land, verify permit eligibility and any augmentation requirements before assuming a new well can serve a house, animals or landscaping. Then coordinate the driller's access with the driveway, septic layout and building plan so site work does not block the well location.
