Confirm septic setbacks, building placement, access for a rig and the legal water use. A domestic or exempt household-use well still has limits, including the 35-gpm exempt-well pumping limit, and an over-appropriated basin may require an augmentation plan.
Before closing, collect permits and construction reports for the closest comparable wells, not just the points with the shortest reported depth. Compare depth, aquifer, yield, static level and well age. The nearby Louisville, Superior, Valmont, Eldorado Springs, Boulder and Lafayette records can add context, but geology can change over a short distance.
For a new build, have a licensed driller review access, the proposed well location, casing and grout requirements, pump sizing and storage. Have a septic designer check the well and septic layout together before finalizing the house site. If the property depends on a domestic well, verify the permit's allowed use and obtain a current water-quality test. These steps reduce surprises, but they cannot remove the risk that a new well differs from its neighbors.
