A well near Eads, Brandon or Sheridan Lake needs a parcel-level check, not just a county average. Kiowa County's recorded wells are generally shallow, but their permitted uses, producing formations and reported yields vary considerably.

The median recorded depth is 64 feet, and the middle half runs from 46 to 92 feet. For an initial drilling budget, that puts the central range well below a deep-bedrock project. It does not promise that water will be available at that depth on your lot. Across the county, 77% of reported depths are under 100 feet, while the 90th percentile is 180 feet.
The cost model assumes alluvium and plains sedimentary rock. Permits name Ogallala for 99 wells and Dakota for 16; 1,216 sit in an unnamed/fractured-bedrock category. That broad label is not proof of fractured granite beneath a property. Ask the driller to compare nearby completion logs and identify the likely producing formation before setting a target depth.
Among the 221 wells reporting pump yield, the median is 15.0 gpm, with a middle half of 10.0–50.0 gpm. Those figures suggest useful supply is common in the reporting sample, but the county combines household, stock and irrigation wells. A production figure from a different use or formation may be a poor comparison for a home site.
The reported share under 1 gpm is 0%, while 13% fall in the 1–5 gpm band. That lower band deserves careful attention to sustained output, household demand and storage. It does not establish an absence of weak wells or dry holes. Before buying, get a pumping test that documents drawdown and recovery rather than relying on the pump's rated capacity.
Static water level is the depth to standing water before pumping, not the completed depth of the hole. Kiowa County's reported median is 46 feet below ground, and the middle half is 25–80 feet. A buyer should keep this separate from well depth when reviewing pump placement and available drawdown.

Ask for a written scope covering casing, grout, development, pump equipment and the connection to the building. Confirm how the contractor handles extra footage, difficult ground and an unsuccessful hole. These are modeled costs, not a parcel-specific quote.

Cheyenne County and Prowers County offer broader regional context, but nearby records on the same groundwater setting are more useful than a distant county median.
A permit is not proof of a working well or permission for every use. Verify that the authorized uses cover the planned home, livestock or outdoor watering. Exempt household-use wells can carry restrictions, and some projects in over-appropriated basins may need augmentation. Make the purchase decision contingent on satisfactory records, water-quality testing, sustained-yield testing and a buildable well-and-septic layout.
